Surat | Gujarat — A major controversy has erupted in Surat’s upscale Pal Gauravpath area after more than 1,100 members of Kratos Club accused its management of cheating and breach of trust, prompting them to approach the Police Commissioner seeking criminal action against those responsible.
The members allege that Kratos Club, launched by Bagban Developers in 2019, was marketed as a unique ownership-based family club where members were promised lifelong membership along with legal ownership rights over a proportionate share of the club’s land. According to the complaint submitted to the police, the developer assured buyers that each member would receive land documents equivalent to 1.44 times their share once the club reached 5,000 members or by 2024.
However, the promised deadline has long passed, and members claim they are still waiting for the legal documents.
“We invested our money based on written assurances that ownership documents would be provided. Instead of fulfilling commitments, the management kept giving excuses and delaying the process,” stated one of the aggrieved members in the representation submitted to the police.
The controversy deepened when members alleged that Bagban Developers transferred the club’s stake to another party without informing existing life members. According to the complainants, the change in ownership was followed by a sharp increase in maintenance charges.
“As per the original agreement, annual maintenance charges were fixed at ₹4,500 and were expected to reduce once revenue streams such as banquet halls, rooms, restaurants and cinema operations became active. Instead, the new management increased the charges by nearly 80 percent,” the complaint alleged.
The members said they had collectively issued a legal notice seeking clarification on both the land ownership issue and the maintenance fee hike, demanding a response within seven days. However, they claim no satisfactory reply has been received.
Calling the matter a “serious financial betrayal,” the members have now urged Surat Police to investigate the alleged scam and initiate strict legal action against those responsible.
Police officials are yet to issue a formal statement on the allegations.
