Gujarat’s revised jantri guidelines to be released in December

Gandhinagar : The revised jantri guidelines in Gujarat, eagerly awaited by the real estate sector, will be implemented after receiving public objections and suggestions. The Revenue department has prepared a draft, and after a 30-day period, the government will officially announce the revised guidelines.
As per the news report, the Revenue department has conducted a phased field survey from April to November 2023, considering scientific factors affecting land development potential.
The survey included 23,846 value zones in urban areas and 17,131 villages in rural areas. The draft guidelines, based on these surveys and reflecting prices for various purposes in urban and rural areas, were made available for public review and feedback on November 20, 2024.
Under Section 32(C) of the 1958 Act, the state government periodically determines the market value of lands and immovable properties across the state, which is used for various purposes. The new guidelines were implemented on April 15, 2023, but several issues and inconsistencies arose, leading to confusion.
Farmers raised concerns about not receiving adequate compensation in the revised guidelines and appealed to the government for an increase in the guideline values. On the other hand, real estate professionals and various organisations demanded that the guideline values be determined scientifically.
In response, the government has worked to simplify land prices and apply a more logical, scientific approach to create guidelines that reflect actual market values.
The draft guidelines and the associated manual have been published on a public portal for review, and the public can submit objections or suggestions online until December 20, 2024.
