Against this backdrop, a small but growing number of advisory-led firms are attempting to differentiate themselves through compliance-driven practices rather than volume-led sales.

One such firm is Hyderabad-based RIGHT WING ESTATES OPC Pvt. Ltd., which has been operating since 2020. Market observers note that the company has taken a focused approach by limiting its portfolio to HMDA-approved plotted developments, a strategy aimed at addressing common buyer anxieties related to documentation and title disputes.

Industry participants point out that land buyers, particularly first-time investors and NRIs, often struggle to navigate approval norms, long-term zoning implications, and infrastructure planning. According to people familiar with the firm’s operations, RIGHT WING ESTATES positions itself more as an advisory intermediary than a traditional brokerage, placing emphasis on process clarity and due diligence.

The company was founded by Surya Narayana Kola, who brings personal industry experience dating back to 2014 and previously worked closely with individual investors, reportedly identifying recurring gaps in buyer awareness around approvals and future value assessment. Rather than pursuing rapid transaction turnover, the firm appears to have adopted a slower, documentation-first model, guiding clients through verification, registration, and compliance stages.

Real estate consultants in the Hyderabad market say that such approaches are gaining relevance as buyers become increasingly cautious. “There’s a noticeable shift toward buyers asking tougher questions about approvals and long-term development viability,” said a local property analyst, adding that firms prioritising compliance may benefit from higher trust over time.

RIGHT WING ESTATES’ projects are largely concentrated near proposed infrastructure corridors, highways, and emerging residential belts, areas that analysts believe could see sustained appreciation if development plans materialise as expected. While such locations carry inherent market risks, careful selection backed by regulatory approvals is seen as a mitigating factor.

Another aspect frequently cited by clients is post-sale engagement. Individuals who have interacted with the firm describe continued assistance beyond registration, particularly for non-resident investors managing purchases remotely. This ongoing involvement, according to observers, contributes to repeat transactions and referrals rather than mass advertising-driven growth.

In September 2025, Surya Narayana Kola received the Best Young Dynamic Realtor Entrepreneur Award at the A1 Business Entrepreneur Awards held in Madhapur. While industry awards vary in scope, peers note that such recognitions often reflect adherence to professional standards and emerging credibility within competitive regional markets.

As Hyderabad’s land investment market matures, firms operating with advisory-led models and documented compliance may find increasing relevance. While scale remains a challenge for boutique players, their growing presence signals a broader shift toward transparency and buyer education in a sector long associated with opacity.

For market participants, the evolution of such practices underscores a wider trend: credibility, rather than speed, is gradually becoming a differentiating asset in Hyderabad’s real estate ecosystem.
