New Delhi [India], January 24: In today’s rapidly evolving real estate industry, Nishith Kapoor, who is only 26 years old, is heading Square Dream Homes with a clarity of vision that seems uncommon. Square Dream Homes, a division of the Square Group, is reinventing luxury villas in Goa by fusing modern sophistication with heritage aesthetics and restoring neo-classical architecture.

In a conversation with Nishith Kapoor, we explore his philosophy, his approach to luxury living, and how Square Dream Homes is crafting homes that go beyond trends.

What inspired the neo-classical direction for Square Dream Homes?
“Luxury today has become very trend-driven,” Kapoor explains. “But trends fade. I wanted to build homes that feel relevant even 30 or 40 years from now. Neo-classical architecture has that permanence—it’s elegant, proportionate, and deeply rooted in design principles that have stood the test of time.”

How does Square Dream Homes balance heritage design with modern living?
“For us, heritage is the foundation, not a limitation,” he says. “We combine classical facades, symmetry, and detailing with modern layouts, smart functionality, and contemporary comforts. The idea is to give homeowners the grandeur of classical architecture without compromising on today’s lifestyle needs.”

Goa has a booming luxury real estate market. How does Square Dream Homes stand out?
 Kapoor believes differentiation comes from intent. “We’re not just offering luxury villas for sale or rent in Goa. We’re offering a way of living. Each home is designed as a long-term asset—something that feels personal, timeless, and worthy of being passed down.”

“Age is often associated with speed,” he says with a smile. “But my focus is on patience and precision. I believe true luxury is created when you respect architecture, craftsmanship, and proportion. That’s the philosophy guiding Square Dream Homes.”

What does the future hold for Square Dream Homes?
“Our goal is simple,” Kapoor concludes. “To create homes that don’t just look luxurious on day one, but grow more beautiful with time. Homes that become legacies.”
