Aroma Heights RERA Registration Cancelled in Surat
Gujarat Real Estate Regulatory Authority (RERA) has cancelled the registration of the Aroma Heights project in Vankala, Jahangirpura in Surat and imposed a strict ban on the marketing, booking, and sale of any units related to the project.

Surat, Gujarat – In a significant crackdown on non-compliance in Gujarat’s real estate sector, the Gujarat Real Estate Regulatory Authority (RERA) has cancelled the registration of the Aroma Heights project in Vankala, Jahangirpura and imposed a strict ban on the marketing, booking, and sale of any units related to the project.
The project, located in F.T.P. Scheme No. 30 (Wankala-Okha-Vihel), Block No. 95/A, was approved by the Surat Urban Development Authority (SUDA) and had received initial clearance to proceed. However, the project’s developer failed to meet a critical legal requirement: the regular submission of Quarterly Progress Reports (QPR) on the RERA portal.
RERA Takes Stern Action Against Non-Compliance
According to the Real Estate (Regulation and Development) Act, 2016, promoters are legally obligated to submit regular updates on their project’s progress to ensure transparency and protect the interests of homebuyers. These updates must be uploaded through the official RERA portal using the promoter’s unique login credentials.
Despite repeated reminders, the promoter of Aroma Heights neglected this responsibility, prompting the RERA authority to take firm action. On June 26, 2025, the RERA office suspended the registration of the project and published a public notice on its official website.
“This is a serious violation of the RERA Act. No construction, sale, booking, or marketing activity will be permitted at Aroma Heights. Any such action will invite penalties and legal consequences,” said a senior official from the Gujarat Real Estate Regulatory Authority.
All Stakeholders Notified: HDFC Bank, Registrar Office
To enforce the ban, the Sub-Registrar Office and HDFC Bank, which manages the RERA escrow account for the project, have been formally notified. This ensures that no legal transactions or disbursements can proceed in relation to Aroma Heights without violating RERA norms.
The Special Secretary of Gujarat RERA further emphasized that strict penal action will be taken against the promoter if any unit is sold or marketed in violation of the cancellation notice.
Warning for Buyers and Real Estate Agents
This move serves as a strong warning to homebuyers, investors, and brokers. They are advised to verify a project’s RERA status before entering into any agreement. In the case of Aroma Heights, all promotional activity must cease immediately, and buyers should not fall prey to illegal sales tactics.
A local real estate consultant, speaking on condition of anonymity, said, “Such actions are essential. Many developers don’t take compliance seriously until RERA steps in. It protects buyers from being misled.”

The RERA authority has been stepping up vigilance across Gujarat, especially in Surat, to monitor project transparency, fund utilization, and timely delivery. This cancellation marks yet another step toward strengthening accountability in the real estate ecosystem.
