Jain Housing and Construction Ltd. has pledged to reimbursing expenditures connected to repairs, rectification, and renovations undertaken by the association till August 6th in a historic Memorandum of Understanding (MoU) with Jains Westminster Owners Welfare Association Saligramam.
According to the terms of the agreement, Jain Housing and Construction Ltd. will collaborate closely with the association to determine the level of repairs required for the Jains Westminster complex. If the building is repairable, the well-known property developer has agreed to pay for structural repairs.

Dr. V Rajendran, a Ph.D. in Structural Engineering and a former secretary of the Association of Consulting Civil Engineers, is well-known for his competence in the area of rehabilitating reinforced concrete structures. The structural damage found in the complex, he claims, may be due to the corrosive impacts of chloride.
The complex’s structural expert has declared that the structural damage is not the consequence of any design or quality faults. During the first five years of tenancy, there were no concerns about the building’s construction. However, the formation of fractures in both columns and beams in 2019 prompted a more complete inspection, which revealed that the fundamental cause was chloride-induced corrosion.
In response, Jain Housing quickly engaged the help of a specialised organisation to make the required repairs. Despite these early attempts, conflicts about acceptable repair procedures forced the Jains Westminster Owners Welfare Association to suspend rectification work. This halt of rectification efforts by the Welfare Association lasted roughly 28 months.
As part of the restoration process, Jain Housing and Construction Ltd. has established particular standards for completing repairs. The builder will commission an evaluation from the Indian Institute of Technology Madras (IIT-Madras) and a government-recognized agency after all repairs and corrections are completed. These tests will ensure that corrosion has been successfully controlled, assuring the safety and endurance of the rebuilt structure.
